Additional rules To ensure a comfortable and enjoyable stay for everyone, we have outlined a few house rules below. We kindly ask that you review and adhere to these guidelines during your stay. Thank you for your understanding and cooperation. 1) GOV IDENTIFICATION REQUIRED As part of the check-in form, we require a government ID submitted to us prior to your stay. 2) CHECK-IN/CHECK-OUT TIMES Check-in time: 4:00 PM Check-out time: 10:00 AM Note: Early check-in and late check-out are possible for a fee, subject to approval and availability, depending on our cleaners' schedule. If there is no same-day check-in, the same conditions apply for late check-out. 3) PARKING Parking is limited to five vehicles, and all vehicles must fit in the driveway. If needed, one vehicle may park on the shells near the driveway. Street parking is not permitted. Please ensure all vehicles are parked in the designated area. 4) POOL HEATER & HOT TUB The pool heater is not turned on by default. Please inform us in advance if you would the pool heated. Please notify us as early as possible if you would like the pool heated, as it may take 24 to 48 hours to heat. A heated pool is optional, but it can be nice from October to May due to colder water temperatures. On colder days (temperatures below 70°F), the pool may not reach the set temperature, as electric pool heaters rely on ambient air. Most electric heat pumps in Florida require temperatures above 55°F to operate properly. The hot tub operates on a timer and will automatically shut off after 2 hours. This is to prevent guests from forgetting to turn it off. 5) NO UNAUTHORIZED GUESTS Ensure the total guest count matches that on your booking. We understand plans change, and we will be happy to accommodate any changes. We just ask you to let us know so we can prepare accordingly. Any unauthorized guest who stays overnight would incur an additional fee of $50/person/night. **We use outdoor security cameras and occupancy sensors to monitor the vacation rental. 6) CLEANING AND TRASH Trash cans are located outside near the garage door. Our service staff will bring the trash cans to the curb on Monday evenings. The county will collect the trash on Tuesdays. After the trash has been collected, guests are asked to bring in the empty cans. 7) VISITORS WELCOME!! WITH PRIOR NOTICE Your friends and family are most welcome to visit while you are staying at our vacation rental! We just ask that you inform us in advance if you are expecting visitors. If extra guests are found on the property who are not registered, they will be charged for the entire length of stay. 8) QUIET HOURS: 10PM to 7AM We want you to have fun, but please be mindful not to bother the neighbors. The house is equipped with a noise monitoring device. If the noise level exceeds the set threshold, it will emit a beep and flash. You will also receive an automated courtesy text message on your mobile phone. This system is active only during your stay. Please respect the designated quiet hours. During quiet hours, no music should be played outdoors. Outdoor speaking should be kept at low volumes or moved indoors. During the stay, please keep noise at a reasonable level. Loud music or music with profanity is not allowed outdoors, out of respect for neighboring families and children. Note: If we receive complaints or if the police are called, we reserve the right to charge a fee up to $1,000 and/or terminate the rental agreement with no refund for any portion of your reservation. 9) NO SMOKING/VAPING INSIDE HOUSE Absolutely no smoking inside the house or backyard, but feel free to smoke outside on the front patio/deck. This helps us ensure all guests can enjoy clean, fresh air inside. Any findings of ash, cigarettes, fire, burns or smoke inside the house will result in a $1,000 per stay fine. **We use smart devices to monitor indoor air quality. 10) NO UNAUTHORIZED PARTIES/ EVENTS We want you to have a good time, but please be respectful to the property and the neighbors. If you would like to plan an event at our vacation rental, please let us know, and we can find a way to accommodate your request. SEPERATE EVENT INSURANCE IS REQUIRED. If a security company or police are deployed to the vacation rental due to a party or any other house rules, guests will be immediately ejected without refund and required to pay a $500 security deployment reimbursement fee. 11) NO ILLEGAL AND COMMERCIAL ACTIVITIES ON PREMISES This goes without saying, but please don’t engage in any illegal activities anywhere on the property. This includes illegal downloads too :) Guests are not allowed to sublease or use the property for any commercial purposes without the owner's written consent. 12) PET FEES - Fees apply! We love our furry guests!! Please let us know if you plan to bring your pet(s). Unregistered pets discovered on the property will result in a $400/pet penalty. 13) PET RULES Pets are welcome but must be approved before the check-in date. They are allowed on a case-by-case basis, subject to a non-refundable pet rent fee of $200. Pets must be fully house trained. Please pick up dog waste immediately. No pets are allowed on furniture or beds. Pets should not be left unattended in the house unless they are muzzled or crated. Pets must be kenneled or crated if left alone at the property. When outside the property fence, pets must be kept on a leash (no more than 10 ft in length). Clean up and pick up after your pets. Please ensure there is no pet poop or urine stains in the home or in the yard. Note: An additional pet cleaning fee may be taken from the securiety deposit if excessive cleaning is needed due to pet hair on furniture, or if evidence of urnine or pet feces is found inside the home or in the yard. 14) WILDLIFE ENCOUNTERS Please be aware that we perform regular pest control, but given the location of the property, you might see or encounter wildlife while in the home or neighborhood, including but not limited to: birds, bees, wasps, bats, mosquitoes, spiders, snakes, fireflies, butterflies, ladybugs, ants, etc. Wildlife encounters may occur; if they do, please note this is at your own risk, and we are not liable to compensate for such encounters during your stay. YOUR ROLE WITH WILDLIFE Please be responsible by deterring unwanted wildlife where possible by not leaving any food, compost, or birdseed outside that attracts wildlife, insects, and other pests. Bug spray is recommended, especially in the warmer months. BUGS INSIDE HOME We do perform regular exterminations to try to prevent bug problems, but it's not a perfect solution. Please note that you may see bugs in the home. Please make sure all doors and windows remain closed when not in use. POISONOUS WILDLIFE Although I’ve never seen poisonous snakes or spiders on the property, please avoid them and notify the host immediately if any are found. Please seek medical attention immediately if bitten. By coming onto this property, you acknowledge that you are aware of the risks and accept coming onto the property at your own risk. You agree that you will not hold the host responsible for any compensation in this situation. 15) DAMAGES Excessive damage to the property, including soiling, furniture damage, or odors, can result in additional cleaning fees or replacement or repair costs. The Guest is obliged not to make any changes to the rented property without prior written agreement from the Owner. 16) SECURITY DEVICES AND TAMPERING Video Monitoring: We have multiple video recording devices on the exterior of the property for security purposes. Please contact us for additional details regarding their location. Noise Level Monitoring: We have noise-monitoring devices installed on the property. These devices only monitor noise levels and DO NOT allow listening or recording audio.
